Returns, deductions & rentals

Individuals

Your return should do more than tick a box for the ATO. We make sure everything you are entitled to actually gets claimed — and that it is claimed in a way you could comfortably stand behind if the ATO ever asked.

What we handle

Your return, prepared properly

Most individual returns are straightforward. The value is in the detail — the deductions people miss, the income they forget to mention, and the records that turn a claim into one that holds up.

Salary & wage returns

Prepared from your income statement, with every work-related deduction reviewed against what your occupation actually allows — car and travel, tools and equipment, working from home, protective clothing, self-education, union fees and professional subscriptions.

Rental properties

A full schedule per property: loan interest, council rates, insurance, agent fees, owners corporation and repairs. We separate repairs from capital improvements, apply depreciation and capital works correctly, and apportion anything that was part private or part year.

Victorian property owners

An investment property in Victoria brings a second layer the ATO has nothing to do with: State Revenue Office land tax, the vacant residential land tax that now applies across the whole state, and the absentee owner surcharge. We check where you sit, and make sure your SRO position and your return tell the same story.

Investments & capital gains

Dividends and franking credits, managed fund distributions, interest and crypto. Capital gains worked out properly — cost base, the 12-month discount where it applies, and prior-year losses carried forward and used in the right year.

Sole traders & side income

Rideshare, delivery, trades, contracting and freelance work. A business schedule with income and expenses reconciled, plus GST and PAYG instalments handled if you are registered.

The bits that catch people out

Medicare levy surcharge and private health cover, HECS-HELP, spouse details, government payments, redundancy and employment termination payments, and residency for tax purposes if you have moved to or from Australia.

Behind on a few years?

It is more common than you would think, and it is fixable. We bring the whole run of outstanding returns up to date in one go and deal with the ATO on your behalf, including remission of late-lodgement penalties where there are reasonable grounds. If a return that was already lodged missed something, we amend it.

How it works

Four steps, no jargon

  1. 01

    Book a time

In the office on Caroline Springs Boulevard, or by phone if that is easier. The first conversation costs nothing.

  2. 02

    Send us what you have

We can see your income statements, bank interest, dividends and health cover through the ATO portal, so you mainly need to supply what the ATO does not already know — your deductions.

  3. 03

We prepare it and walk you through it

You see the outcome and the reasoning behind each claim before anything is lodged. Questions are welcome at this point, not after.

  4. 04

    Lodgement

Lodged electronically once you approve it, with a copy kept on file. We tell you what to expect back and roughly when.

Come prepared

What to bring

None of this is mandatory for a first meeting. Bring what you have and we will tell you what is still missing.

  • Photo ID and your tax file number, if we have not met before
  • Receipts, or a summary, of your work-related expenses
  • A logbook or your work kilometres, if you claim car use
  • Rental statements from your agent, loan interest, and any depreciation schedule
  • Your most recent SRO land tax assessment, if you own an investment property
  • Dividend and managed fund statements
  • Buy and sell contract notes for anything sold during the year
  • Private health insurance statement
  • Last year's return, if someone else prepared it
